Our June Rental Market Review

door

30 June 2025

June closed out the financial year with strong rental activity across our core suburbs. Momentum built steadily throughout the month, with several regions reporting increased open-for-inspection attendance, fast leasing turnarounds, and healthy demand across key price bands. Family homes and well-maintained apartments remained the top performers, while affordability and proximity to amenities continued to shape renter decisions.

Stonnington

The Stonnington rental market remained steady in June, with a slight increase in enquiry levels compared to May. Average lease prices held strong, and in some cases, properties attracted above-market offers due to low stock levels. Popular suburbs such as Armadale and South Yarra continued to see quick turnaround times, typically within two to three weeks. Demand remained particularly high for well-located, modern apartments and low-maintenance homes that appeal to professionals and downsizers alike.

Many homes leased after the first or second inspection, and overall leasing volume was higher than usual. The area continues to attract renters seeking lifestyle benefits close to the beach and the CBD. Relocation agents remain active, with renewed movement for the new financial year driving competition for quality stock.
