We caught up with Rollo Wright, founding director of residential development property company Roulston, to explore the principles driving their success. Discussing Marshall White’s Central Park project, he shared how thoughtful design, durability, and long-term support are at the heart of creating homes that balance luxury, functionality, and timeless appeal.

What design features do you prioritise for buyers upsizing into apartments with larger living spaces?

All our apartments are designed to meet a strict set of design principles. Each residence features a formal entry with a credenza for keys, a coat-hanging area, well-proportioned living spaces, and thoughtfully sized main and secondary bedrooms. Key inclusions such as TV and fireplace joinery, a bar area, and a spacious walk-in robe (5–6 metres) with a double basin vanity in the main ensuite enhance both functionality and luxury. Most apartments include a dedicated study area, while larger residences offer the added benefit of a separate second living space.

How do you create flexible home designs for multi-generational families?

Secondary bedrooms are typically positioned away from the main living areas, with the main bedroom separated by a sliding door for added privacy. A centrally located bathroom between the secondary bedrooms creates a dedicated space for young adults, visiting grandchildren, or guests, ensuring comfort and functionality.

What steps ensure your developments remain durable, functional, and stylish over time?

Engaging with renowned designers, Ewert Leaf and Jack Merlo Landscapes, at the top of the design brief ensures the building and landscape designs remain timeless and durable while avoiding costly ongoing maintenance. Material selection is paramount, both externally and internally. Plant selection is important to avoid trees that grow too large over time.

How do you ensure suppliers provide long-term support after project completion?

Choosing a builder committed to a seamless handover and long-term quality is crucial. We ensure that issues - like a door lock needing adjustment - are addressed even years after completion. A builder’s performance is assessed 12 months post-completion to guarantee lasting standards. While the builder manages suppliers and contractors, we maintain direct relationships with key suppliers for additional support if needed.

How do you work with body corporates to maintain shared spaces and reflect development quality?

We have a long-standing partnership with Tideways, who have successfully managed Roulston apartment projects across Stonnington.
