Stonnington
Demand was strong across Stonnington in August, with quality, well-presented homes in premium pockets continuing to draw solid interest. Renters are weighing up their options carefully, with pricing and presentation shaping both enquiry levels and how quickly a property moves. Premium family homes and executive properties across Toorak, Armadale, Malvern, Glen Iris and South Yarra remained in demand throughout the month. Our Stonnington new business team leased 19 properties in August, with an average rent of $1,722 per week, reflecting the continued strength of this end of the market.

Boroondara
Boroondara had a busy August, with 20 properties leased across the area, reflecting continued demand across a broad range of price points. Results ranged widely, from a one-bedroom apartment in Kew at $450 per week to a beautifully renovated family home in Surrey Hills at $2,100 per week, with both leasing after a single open for inspection. This spread of activity highlights the depth of renter interest across Boroondara, with well-presented homes continuing to generate strong attendance and quick outcomes regardless of price bracket.

Port Phillip
With milder conditions easing in through late winter, Port Phillip saw an increase in enquiries and inspection attendance this month. Rental providers who adjusted their expectations in line with current conditions continued to secure strong leasing outcomes, with well-presented properties still proving the most successful in attracting quality applications.

Rental prices were steady across Brighton and the wider Bayside area in August, with little movement in weekly asking rents. Smaller homes and townhouses under $1,000 per week remained in strong demand, while surrounding suburbs saw healthy enquiry levels from renters seeking more affordable alternatives, creating solid competition for properties in this bracket. At the top end of the market, renters are taking more time to decide, making accurate pricing and presentation increasingly important to securing a fast and successful lease.

Mornington Peninsula
The Mornington Peninsula continued to perform strongly in August, with an average weekly rent of approximately $850 across the region. Well-designed homes in good locations continued to achieve excellent results, reinforcing the Peninsula's ongoing appeal as a destination renters are actively choosing to call home.

Activity across our Projects portfolio was mixed in August. Apartments above $750 per week saw more selective interest, with renters taking longer to commit at this price point, while stock under $750 per week continued to move, albeit at a steadier pace than usual. Well-positioned, competitively priced apartments still generated strong turnout, including one listing that drew 18 groups through its first inspection and 10 applications on the day, a reminder that the right property in the right bracket is still finding plenty of interest.
