August saw healthy activity across our rental markets, with enquiry levels remaining strong and properties leasing in solid timeframes. Well-presented homes in desirable locations continue to attract multiple applications, highlighting the depth of competition among renters.

Stonnington

Vacancy rates remained low, and competition was strong, especially for family homes. Properties were often leased within days, with multiple applications received. Higher-end homes took slightly longer, but overall interest across the municipality remained positive. We also saw an increase in property management takeovers, with rental providers leaning more on professional managers to improve efficiency and renter experience.

Leasing was steady, with two- and three-bedroom single-fronted homes proving especially popular and leasing within a week of going online. Families are steadily returning to the market as schools resume and the warmer months approach.

A shortage of stock kept demand high, particularly in the $1,500–$2,000 per week bracket for medium to large family homes. Apartments under $1,000 per week also leased quickly, often after the first inspection.

There is limited supply of rental stock available in highly sought-after locations, particularly Mornington, Mount Eliza and Frankston South.
We are seeing a strong level of enquiry from prospective renters, with demand outweighing supply. This is resulting in a strengthening rental the market, reflected in the number of applications being received and lower days on market.

Apartments remained a reliable performer, leasing quickly and achieving solid results. Demand was consistent from both professionals and students seeking quality accommodation.

While stock levels were solid, enquiry was more selective through August. Homes remained tightly held, and those presented well achieved good outcomes.

Overall, August saw steady rental demand across Melbourne, with family homes and well-located apartments attracting strong interest. As we move into spring, the outlook is positive with activity expected to build further.
