October delivered steady, confident demand across our rental markets. Inspections were well attended, listings that combined strong presentation with realistic pricing moved quickly, and the best-located homes continued to attract multiple applications. While pricing sensitivity remains in some brackets, constrained quality stock and decisive applicants are keeping days on market tight across much of our network.

The executive rental market remains notably strong. Well-finished apartments are leasing swiftly, and family homes in walkable, amenity-rich pockets continue to generate high enquiry. A persistent shortage of quality stock is driving competition and minimising vacancy periods. We also recorded an increase in property management changes from owners seeking a more proactive, service-led approach - showing how consistent communication and premium presentation shape outcomes in today’s market.
Feature Property: 53 Gipps Street, East Melbourne – $1,650 per week; 4 bed, 2 bath, 2 car.

Boroondara
Activity across the month was strong, with excellent inspection turnout and quick leasing for well-presented homes. The ongoing shortage of available rentals is intensifying competition, and properties priced with clear evidence of value are securing applications after the first opens. Family homes near transport and schools drew particular interest, with applicants prioritising move-in readiness.
Feature Property: 3 Hartwell Hill Road, Camberwell – 4 bed, 2 bath, 2 car; leased after the first open.

Port Phillip
Warmer weather and longer days increased demand as more renters sought proximity to the bay. With a short supply of quality listings, days on market remain low and many properties are being secured after the first or second inspection — some off-market to qualified applicants. Relocation agents are increasingly active with briefs for late-2025 and early-2026 arrivals, with clients willing to commit early to reduce pre-summer holiday and school-year pressure.
Feature Property: 169 Clark Street, Port Melbourne – $2,395 per week; 5 bed, 3 bath, 1 car; leased after the first inspection.

Bayside
Family homes remain in short supply, and we are fielding regular enquiries from relocation agents seeking off-market opportunities for international clients. One- and two-bedroom apartments are drawing strong numbers at opens and are leasing within short timeframes when well-presented and priced. Concise campaigns and clear messaging are translating to swift decisions and confident results.
Feature Property: 69 Cole Street, Brighton – leased above asking at $1,625 per week after the first inspection; 5 bed, 3 bath, 2 car.

Manningham
Demand is strongest for quality homes within sought-after school zones, with stock currently tight. Applicants continue to value practical floorplans, generous living zones and straightforward maintenance. Where price and presentation align, leases are being secured promptly, often after a single weekend of opens.
Feature Property: 33 Nirvana Crescent, Bulleen – $650 per week; 4 bed, 2 bath, 2 car.

Mornington Peninsula
Supply remains very limited in highly sought-after townships — particularly Mount Eliza, where stock has decreased again. Many owners are taking properties to market for sale or reserving them for personal use over spring and summer, with an eye to longer-term leasing in the new year. Enquiry is strong, applications are competitive and days on market remain low, especially for well-presented family homes.
Feature Property: 8 Greenlaw Crescent, Mount Martha – leased for $1,250 per week; 4 bed, 4 bath, 4 car.

Projects
Apartments are leasing steadily with consistent enquiries from professionals and students. Pricing is broadly in line with recent months, and the market remains solid. Premium, well-finished residences continue to attract decisive applicants — often pre-qualified—supporting swift placements and minimal downtime.
Feature Property: 1205/20 Queens Road, Melbourne – 4 bed, 4 bath, 3 car.

Overall, October maintained steady demand and efficient timeframes. With spring listings building, we expect continued healthy activity and strong results for well-presented homes in convenient, connected locations.
