Composure and Clarity Shape the Season Ahead

Victorian buyers have absorbed the latest increase to the cash rate with considerable composure. The move had been well flagged, and rather than stepping back, many purchasers are proceeding with plans that were already in motion. Inspection numbers remain healthy across our Metro and Peninsula regions, even as the volume of property on offer stays relatively measured. For sellers, that combination of committed buyers and limited choice continues to work in their favour.

The market is also entering a new chapter of transparency. Recent changes to Victorian property sales mean every listing now carries a Property Price Statement, giving buyers comparable sales, internal floor area and land size at a glance. Under the new framework, reserve prices for auctions and fixed-date sales are published at least seven days before sale day, and sold prices are made public once a sale becomes unconditional.

These reforms reward preparation. Sellers who set a realistic reserve, supported by solid market evidence, will be positioned to attract confident bidding, while buyers gain a better sense of value before they commit. With borrowing costs higher and values having eased over the year, that clarity should support sound decisions on both sides of the transaction.

The weeks ahead remain among the busiest trading periods of the year, and well-presented homes priced to the market continue to attract serious interest. For those deciding whether to act now, preparation and sound advice will make the difference.
